    Asymmetrical spaces like this can be a challenge when it comes to space planning, but I’ll offer you a few pieces of advice that should help you bring a little more balance to your home.

    The first key is to map out your spaces. This is quite a large area, so you should decide what functions you want the overall space to have (which you’ve already done). You want the space to be functional for both living and dining. In most cases living rooms will require the greatest amount of space for the sheer purpose that they usually incorporate larger-scale pieces, and to ensure that these pieces are spaced out properly more space is needed. I would suggest the living room be placed on the same side as the kitchen, and the sofa should face the 17.5 foot wall across from the window. By doing this you are technically using the sofa to divide the spaces, and this allows you to utilize the wall for the placement of a television if you choose to include one in your space. Then, place one small-scale side chair on both sides of the sofa. Opt for a round coffee table to place in front of the sofa and between both side chairs to break up all of the straight lines and angles in the room. Place an area rug under the sofa, side chairs, and coffee table as another tool for separating the living room from the dining area (if you have wood floors). For the most part this configuration should create a living area that is practical, independent of the other spaces, and balance.

    At this point you already have a great layout for you living area, so all you have left to do is figure in a dining table and a few dining chairs into the remaining space. You don’t have many options once you take into account the importance of leaving about two to two and a half feet of space around your dining chairs to allow guests and/or family easy access in and out of their chairs. For the most part, the layout of your dining area will be based on how large or small of a dining table you want or need, which depends on the number of guests that you will typically entertain; if you entertain at all. You should be able to tackle this area without a problem, and I’m confident that you will find this space a lot easier to arrange once you make use of my suggestions for creating your living area.
